**Status check:** Verified 2026-07-16: the pipeline is moving faster than the entitled-but-pre-delivery framing above. Woodland Park's Euclid Improvements went from approval to completed demolition, real construction, with a broader ~1,071-unit pipeline advancing through spring 2026, and Emerson Collective submitted a formal entitlement application for the Ravenswood office park. Tier moved A to S on that basis. Two search caveats: the Amazon University Circle ~1,300-job figure couldn't be pinned to a dated 2026 announcement, and Dumbarton rail stays conceptual and unfunded.
