# Every pick, on the record.

Each week we publish the strongest house-hack deals that beat an S&P 500 benchmark under cautious assumptions, and then we leave the receipts here. When a pick leaves the board, it moves to the exits list below, logged with the margin we claimed that week and the days it stood. A grade lands once there is a realized outcome to grade it against. Wrong calls stay visible. That's the point.

## Exits

-   **pending:** under contract when it left the board.
-   **sold:** closed, at the price where we know it.
-   **delisted:** withdrawn by the seller.
-   **off market (unverified):** gone from the feed, status not confirmed.
-   **disqualified:** a fact check removed it after publication.
-   **Weeks on board** (standing picks, below) counts the weekly issues a pick appeared in, not calendar weeks.

## Standing picks

Addresses stay with paid subscribers while a deal is live — what's public is the claim itself: where, when, and the modeled wealth margin vs. the S&P over ten years. The address un-gates when the pick exits. Every band commits to the **cautious case exactly as published in that week's issue** (rent at the low end of verified comps, never the expected or best case), so the number graded later is the number we actually claimed.
